Negotiated Ground Leases, Easements for 18-acre Brownfield Development in Los Angeles

Provided continued representation of the Los Angeles County Metropolitan Transportation Authority in connection with the negotiation of ground leases and reciprocal easement agreement for an 18-acre, mixed-use brownfield development located on the historic site of a former Union Pacific Rail Yard in Los Angeles called Taylor Yards.
Represent the Los Angeles County Metropolitan Transportation Authority in the negotiation, drafting and execution of a joint development agreement for an 18-acre, mixed-use brownfield development located on the historic site of a former Union Pacific Rail Yard in Los Angeles called Taylor Yards. The project involves an air-rights subdivision of the property to create 263 for-rent and 138 for-sale housing units, as well as 30,000 square feet of community service retail, open park space, a clubhouse, and other neighborhood amenities. Loeb & Loeb negotiated and drafted ground leases for the project, as well as agreements related to the allocation of costs, risks and insurance coverage in connection with the hazardous materials present on the site.
