Represented the Los Angeles Metropolitan Transportation Authority in the negotiation and execution of a ground lease for One Santa Fe, a massive, mixed-use development in the Arts District of downtown Los Angeles.
Represented the Los Angeles Metropolitan Transportation Authority in the negotiation and execution of a ground lease for One Santa Fe, a massive, mixed-use development in the Arts District of downtown Los Angeles, which features 438 rental housing units (20% affordable) and 78,000 square feet of retail and commercial space. This air rights subdivision project, which is using new market tax credits and affordable housing financing techniques, is rising on a four-acre portion of a 32-acre plot that was a Metro lot used for the maintenance and storage of rail cars. Development plans include pedestrian access to a new Metro Red Line station to be built in the adjoining rail yard.
