Raymond Sanseverino concentrates on commercial real estate law, with an emphasis in leasing, brokerage and conveyancing transactions. He represents both landlords and tenants in the leasing of all types of real estate, including office and retail space. He also represents sellers and purchasers of all types of real estate and real estate brokers and owners in connection with commission and agency agreements and commission claims.

Currently, Mr. Sanseverino is landlord's counsel at more than twenty office buildings, including those at One World Financial Center (New York, NY), 1114 Avenue of the Americas (the Grace Building, New York, NY), 17 State Street (New York, NY), 375 Park Avenue (the Seagram Building, New York, NY), 390 Park Avenue (Lever House, New York, NY), 875 Third Avenue (New York, NY), 885 Third Avenue (the Lipstick Building), and Harborside Financial Center (Jersey City, NJ). Mr. Sanseverino also represents such companies as The Bank of New York Mellon Corporation, Lincoln Center for the Performing Arts, Inc. in connection with issues and The Thomson Corporation, as tenants.

Prior Work Experience

Mr. Sanseverino was previously with Brown Raysman Millstein Felder & Steiner LLP where he was Chair of Brown Raysman's commercial real estate leasing group.

Representative Experience

  • Lease representing Brookfield Properties, as landlord, in the lease of 244,000 RSF of office space to AXA Equitable Life Insurance Company in the building known as Newport Tower, Jersey City, New Jersey.
  • Lease representing Legg Mason, as tenant, in the lease of 97,400 RSF of office space in the building at 55 Water Street, New York City, New York.
  • Lease representing Brookfield Financial Properties, as landlord, in the lease of 147,000 RSF of office space to BNP Paribas in the building known as Newport Tower, Jersey City, New Jersey.
  • Lease representing Brookfield Financial Properties, as landlord, in the lease of 57,500 RSF of expansion space to X.L. America in the building known as One World Financial Center, New York City, New York.
  • Representing Eastgate Realty, as landlord, in leases to Altria Group, Inc. and Philip Morris International Inc. aggregating 101,423 RSF in the building at 120 Park Avenue, New York, New York.
  • Lease representing Trinity Church, as landlord, in a lease of approximately 400,000 RSF of office space to Viacom International Inc. at 345 Hudson Street, plus options on additional space at 345 Hudson Street of up to approximately 450,000 RSF and the execution of an option agreement pursuant to which Viacom has the right to lease in excess of 150,000 RSF at 350 Hudson Street. This transaction represents one of the largest leasing transactions in the City of New York in 2007.
  • Lease representing Mellon Bank, N.A., as tenant, for 1,500,000 square feet of its headquarters office space at One Mellon Center, Pittsburgh, PA.
  • Lease representing Sports Museum of America, as tenant, for 103,000 square feet of retail space at 26 Broadway, New York, New York, for an interactive museum celebrating sports.
